The market right now is a seller’s market—perfect for first time home buyers! With everything a buyer must keep in mind, buying a home for the first time might have your head spinning, which is why it’s important to have a realtor you can trust. We sat down with Nook Real Estate agent Sarah Sitar, to get tips for first time home buyers.

First Time Home Buyers

Don’t Pick a First Time Agent

“It’s crucial for the buyers not to be lead by a first time agent, so they are not learning the process along the way together. Having someone with years of experience and presenting offers is important.”

Complete a Buyer Consultation

“It’s imperative for agents to take time to do a buyer consultation to help first time home buyers determine what the most important features of their new home are. Doing that initial consultation will save time and help them be more confident in the shopping process.”

Know Your Loan Options

“The agent should be educated on loan options so they can guide buyers to loan programs and lenders that are experienced, and have buyers’ best interest in mind. Only an experienced agent would know that.”

Learn to Love the Good and Bad of a House

“It’s a good thing to walk in and love a house, but no house is perfect. A seasoned agent can point that out to the buyer. It’s important to be able to visualize your perfect house and have a quiver of vendors that can help when needed.”

Buyer’s Package

“Making sure your buyer’s offer is put together well, with all the right boxes checked and supporting documentation. Communication with the listing agent is key and making sure the lender is in the loop; also supporting buyers from start to finish as this is an emotional process.”
